Hiring an Architect in Thrissur: A Practical Guide
Search for architects in Thrissur and you'll find dozens of names, a lot of beautiful 3D renders, and very little about what you'll actually pay or what you'll get for it. That makes it hard to compare one firm against another, and it's why many families end up choosing on the strength of a single good-looking elevation.
This guide is meant to fill that gap. It covers who can call themselves an architect, what a full architectural service should include, how fees are usually worked out in Kerala, and the questions worth asking before you sign anything.
Architect, engineer or design-build firm?
Before talking about fees, it helps to know who you're comparing. In Thrissur, house plans come from three kinds of people:
| Architect | Civil engineer or draughtsman | Design-build firm | |
|---|---|---|---|
| What they do | Design the house, prepare drawings, may supervise | Mainly permit and structural drawings | Design and construct under one contract |
| Design depth | High, including space planning, light, ventilation and detailing | Usually limited | Varies, check the team |
| Who builds | A builder you appoint separately | A builder you appoint separately | The same firm |
| Best for | Owners who want a custom design and are ready to manage a separate builder | Simple houses with a clear brief | Families who want one point of responsibility |
None of these is right for everyone. What matters is knowing which one you're talking to and comparing like with like.
Check that your architect is registered
Under the Architects Act, 1972, only a person registered with the Council of Architecture (CoA) can legally use the title "architect" in India. Many skilled designers and engineers aren't registered architects, and that's fine as long as they don't claim to be.
Checking takes a minute. Ask for the registration number and look it up on the Council of Architecture website. If someone hesitates to share it, that tells you something.
What a full architectural service includes
A complete service for a new home normally moves through these stages:
- Brief and site study. Understanding your family, budget, plot size, orientation, access, drainage, trees and neighbouring buildings.
- Concept design. Two or three layout options with rough sketches or simple 3D views.
- Design development. The chosen layout refined into plans, elevations and sections, along with exterior 3D views.
- Permit drawings. Drawings prepared to Kerala building rules for submission to your panchayat, municipality or the Thrissur Corporation, along with the permit application.
- Working drawings. Detailed, dimensioned drawings for the builder: plans, sections, door and window schedules, electrical and plumbing layouts, flooring patterns and toilet details.
- Structural drawings. Footing, column, beam and slab design, usually by a structural engineer working with the architect.
- Site supervision. Periodic visits at key stages to check that construction follows the drawings.
When fees look very different between two firms, it's usually because one is quoting all seven stages and the other is quoting only the first four. Always ask for the scope in writing.
How architects in Thrissur charge
There isn't one fixed rate. The Council of Architecture used to publish a recommended scale of charges, but it is now advisory and fees are agreed between the architect and the client. In and around Thrissur you'll commonly see three models:
- Percentage of construction cost. Common for a full service including supervision. The percentage depends on the architect's experience and how much detailing and supervision is included. Because it is tied to the construction cost, the fee rises if the specification goes up, so agree on how the final construction cost will be measured.
- Rate per square foot of built-up area. Easier to understand at the start. Rates vary widely with scope, from a modest figure for permit-level drawings to a much higher one for a full service with interiors and supervision.
- Lump sum. A fixed fee for a defined scope, often used for smaller houses or for permit drawings only.
Whichever model is used, compare fees against the scope, not against each other. A permit-drawings-only service will always look far cheaper than a full service, but you would then need someone else to prepare working drawings and supervise the site, and that cost comes back later. The cheapest fee is rarely the cheapest house.
Interior design, landscape design and 3D walkthrough videos are often charged separately, so check whether they're included.
What drives the fee up or down
- Scope. Supervision and working drawings make up a large part of the work.
- Complexity. A sloping site, a nadumuttam, cantilevers or a custom roof take more design time.
- Size. Fees per sq ft usually come down as the house gets bigger.
- Distance. An architect who is 10 minutes away can visit your site far more often than one who is two hours away. For a house in Irinjalakuda, Chalakudy or Kunnamkulam, a local firm usually means more site visits for the same fee.
- Revisions. Find out how many rounds of changes are included before extra charges apply.
Permits: what your architect should handle
Every new house needs a building permit from the local body, whether that's your grama panchayat, a municipality such as Irinjalakuda, Chalakudy or Kunnamkulam, or the Thrissur Corporation. The drawings must follow the Kerala building rules on setbacks from the boundary and road, plot coverage, floor area ratio, height and parking.
A good architect will check these limits before designing, not after, so you don't fall in love with a layout that can't be approved. Ask who will prepare and submit the permit application, who will deal with any queries from the local body, and whether permit fees are included in the quote or paid by you directly. They usually are paid by you.
If your plot is near a paddy field, wetland, river or heritage zone, or falls under a town planning scheme, tell the architect at the first meeting. These can bring extra conditions or approvals.
Questions to ask before you sign
- What is your Council of Architecture registration number?
- Which of the seven stages above does your fee include?
- How is the fee calculated, and what is the payment schedule?
- How many design options and revisions are included?
- Who prepares the structural drawings?
- How many site visits are included during construction, and at which stages?
- Will you prepare and submit the building permit application?
- Can you design to a fixed construction budget, and how will you keep the design within it?
- Can I visit two or three houses you've designed that families have lived in for a few years?
The last question is the most useful. Renders show you what a house looks like on a screen. A house that has been lived in for a few monsoons shows you whether the architect understands how people in Kerala actually live, and how the climate treats a building.
Warning signs
- No written scope or agreement, only a verbal fee
- A design produced before anyone has visited your plot
- Reluctance to talk about construction cost, or a design that's obviously far beyond your budget
- Free plans offered on the condition that you build with a particular contractor, without saying so clearly
- No registration number, while still using the title "architect"
How we work at Design Draft
Design Draft is a design-build firm based in Irinjalakuda. Our architects and engineers design the house, prepare the permit and working drawings, and our own construction team builds it, so there is one team answerable from the first sketch to handover. Because we price the construction as well, we design to your budget from the start rather than finding out at tender stage that the drawings cost more than you planned.
If you're comparing architects in Thrissur, you're welcome to bring your plot details and any designs you already have. We'll tell you honestly whether a design-build approach suits your project. Book a consultation, call +91 7736885666, or see our architectural services in Thrissur.

Frequently Asked Questions
How much does an architect charge for a house in Thrissur?
There is no fixed rate. Fees are agreed between the architect and the client, usually as a percentage of the construction cost, a rate per square foot of built-up area, or a lump sum. What matters most is the scope: a full service with working drawings, permits and site supervision costs more than permit drawings alone, but leaves far less to chance during construction.
How do I check whether an architect is registered?
Ask for their Council of Architecture registration number and verify it on the CoA website, coa.gov.in. Under the Architects Act, 1972, only registered persons can use the title architect in India.
Do I need an architect to get a building permit in Kerala?
Permit drawings must be prepared and signed by a professional licensed or registered for that category of building under the Kerala building rules, which can include registered architects, engineers and licensed building designers. For most homeowners, the person who designs the house also prepares and submits the permit application.
Is a design-build firm better than hiring an architect and builder separately?
It depends on how much you want to manage. Separate appointments give you an independent check on the builder but leave you coordinating two parties. A design-build firm gives you one point of responsibility and tighter cost control, which suits NRIs and working families who cannot visit the site often.
How long does house design take before construction starts?
For a typical home, allow around one to three months for concept, design development and working drawings, plus the time the local body takes to issue the building permit.
